This page is what you’ll reference first when starting an estimate. The total area and predominant pitch give you the numbers you need for a ballpark before diving into the detailed breakdowns on subsequent pages.

This diagram overlays linear dimensions in feet and inches on every edge of the roof. Each line is labeled with its exact length so you can see the measurement for every ridge, hip, valley, rake, and eave at a glance.

These are the measurements that drive your line-item estimates. In Xactimate®, each component - ridge cap, drip edge, hip and ridge shingles, valley metal - is priced by linear foot. The length diagram gives you every number you need.

Individual facet areas in square feet - pitch-adjusted for true surface area.

Each roof facet (plane) is labeled with its pitch-adjusted square footage. This is the true surface area, not the flat footprint. Because roof planes are angled, the actual surface area is always larger than what you’d measure looking straight down. The steeper the pitch, the bigger the difference.

This matters for material ordering. If you calculate shingle quantities from a flat footprint, you’ll come up short. The pitch-adjusted areas in this diagram give you the accurate numbers for ordering materials and estimating labor.

What “Pitch-Adjusted” Means

A 4/12 pitch adds ~5.4% to the flat area. A 12/12 pitch adds ~41%. Our reports do this math for you on every facet.

Material Ordering

Add these facet areas together for total roof area. Divide by 100 for squares. Then apply waste factor from the last page.

This table breaks down the total roof area by pitch. For a simple roof with one pitch, you’ll see one row. For complex roofs with multiple pitch zones, each pitch gets its own row with the corresponding square footage and number of squares.

This is critical for Xactimate® because different pitches have different labor rates. A roof with 800 SF at 4:12 and 400 SF at 10:12 can’t be estimated at one price per square. This table gives you the exact split so each area is priced at the correct steep factor.

Squares explained: 1 square = 100 SF. This is the standard ordering unit for shingles. The “Squares” column tells you exactly how many squares to order before applying waste.
